A Step-by-Step First Time Buyer's Guide

Buying a home is one of life’s biggest investments and most exciting adventures and realization of a dream come true. It is one of the best ways to build wealth, invest in your future and live a more enjoyable life. The reasons for buying property are as numerous as the people buying, but it is typically one of the largest purchases you will make in your lifetime. With my many years of experience and professional training, I will be your partner in the process, guiding you along the way to make your experience smooth and successful. Below are a few things to consider as you prepare. When we meet in person I will share a much more in depth review of this process.

Step 1: Initial Appointment

The purpose of the initial appointment is to understand your “needs and wants” as a buyer. This may be the most critical meeting of the home buying process. During this appointment, the entire purchase pathway will be discussed.

Step 2: Pay Cash or Get Pre-Approved

Saving for a down payment and reviewing your financials to determine your monthly budget are important first steps . If you are paying cash you will be required to show proof of funds. If you are planning on getting a mortgage, connecting with a mortgage lender can help you determine how much you will qualify for. Based on your financials and credit history, a mortgage lender will provide you with a “Pre-Approval” letter stating your qualifying amount. This is an important part of an offer you make as it proves your financial credibility. I can connect you with a proven mortgage lender that best fits your needs.

Step 3: Property Search

You have probably already begun your search online, you may have even ventured out to a few open houses. I will help you focus your search and find properties more efficiently by setting up a real-time search for you in MLS, using my Coldwell Banker’s network and local market knowledge, from there we will visit properties that match your desired criteria. The process of viewing homes provides you with information in order to make the best decision possible. Helping you find a home is a process of elimination; not a process of selection. Viewing homes you don’t like is not a waste of time; it helps build a frame of reference to help you find what you do like.

Step 4: Choose a Real Estate Attorney

If you do not already have an attorney, now is a good time to get in touch with one, I have a few in my professional network that are familiar with local real estate transactions. The Real Estate attorney will discuss the Purchase & Sale agreement, will protect your interests answer questions and interpret documents.

Step 5: Offer, Purchase & Sales Agreement, Closing

Since all your ducks are now in a row, when you find your home we will be ready to put in an offer. It is important in this market to be as prepared as possible in order to present a strong and appealing offer. Depending on the terms you agreed upon, the coming weeks will include a home inspection, review of condo documents, signing the P&S, submitting your down payment, securing a mortgage – and finally the closing!

After signing the final paperwork to complete the purchase, you are now the owner of a new house. It may take a few days for your loan to be funded once the paperwork has been returned to the lender, but once that check is delivered to the seller, you’ll be all set to move into the home of your dreams.
